A great way to add all-important space to your home is with a loft conversion. More often than not it is possible to create an extra bedroom (or two) plus an en-suite in the loft space with minimum disruption to the rest of the house.
It is a common misconception that one of the first floor bedrooms must be sacrificed to install an additional staircase, however this isn't always the case. In many of the homes we have worked on we have found that by adding a 'dutch hip' or 'gable end' to the roof we are able to continue the staircase above the existing stairwell, utilising otherwise dead space. Add a dormer onto the back of the roof and suddenly an area that was used for storing suitcases and Christmas decorations is transfomed into valuable living space!
Not only are loft extensions a cost effective way of extending a property, in many cases they are a relatively straight forward job as they are generally classed as permitted developments. This means that they don't need planning permission, saving time and money. Of course, if your property is listed, in a conservation area or if you are wanting additional work or a balcony you will need to obtain planning permission, this is something that we can advise you on.
If your property has a great view or if ground level outdoor space is limited it may be worth looking into whether you can include a balcony into your plans. We were recently approached by bi-fold door manufacturers Origin to offer advice on how balonies can be used to make the most of outdoor space, read what we had to say here

If you are thinking of having a loft conversion or balcony and want some advice we are more than happy to come and have a chat with you about what is possible and what the job would involve.
